Do you have to buy the brushes and paint separately? I only received the book

The paint is included at the top of each page, but it did not include paint brushes. So, you would need a paint brush and a cup of water to use this book.

Is the sheet a 4x7 without the paint strip? I want to put the painting in a frame.

I don’t have the book in my possession it was a gift. The picture does have a strip on the top of the page with paints to be used . That can be separated from the painting page.

Is the oaint waterproof?

I’m not sure I understand the question. The paint is activated by water. You dip the brush in water and rub it around in a color and then rub it around on the page to paint. That being said, I’d say the paint is not waterproof.

Is the paint washable off hands and most fabrics?

Yes. These are true water color paints. Soap and water clean up. Water alone will do the trick most of the time. I have bought several sets. There is plenty of paint on the paint strips at the top of each page. They are perforated so you can save the paint strip for another coloring page. Truly a no mess activity for your toddler. All you need is a small bowl of water to clean brushes between color changes.
