I would NOT recommend purchasing the Patiowell 10x12 metal storage shed
Patiowell 10 X 12 FT Barn Style Metal Storage Shed. I purchased the Patiowell 8 x 12 FT Plastic Outdoor Storage Shed with floor which was delivered on September 16, 2024 and I was reasonably happy with this purchase, and since I needed another shed that is bit bigger so I bought Patiowell 10 X 12 FT Barn Style Metal Storage Shed as there were no plastic models larger than 8 x 12 ft. from Patiowell. Patiowell 10 X 12 FT Barn Style Metal Storage Shed was a MAJOR disappointment. The shed is VERY FLIMSY and had lots of rough edges and it DOES NOT have a floor ( I should have noticed the disclaimer that the shed “DOES NOT include a base”), but I expected some “finished” perimeter base so the shed can be securely placed on a pavement. Assembling the metal shed was a very tedious task... There were rows of metal strip which had to be fastened with rows and rows ( which ran the entire length of the roof line) of metal screws with protruding sharp ends...each of the protruding sharp ends of the screws had to covered with plastic screw covers. Patiowell could have used nuts and bolts fasteners ( which were used on diagonal pieces ) instead of of the screws with protruding sharp ends which had to be covered with plastic caps to prevent accidental injuries. Very poor design and workmanship. The locking mechanism is incredibly flimsy...made with thin sheet metal. The sheet metal used can be easily be bent out of shape with fingers! Furthermore, the lock piece is attached to the door frame with outside facing screws...imagine how easy it is to remove the lock mechanism plate with a screw driver from the outside! The entire locking mechanism can be easily ripped out of the door/frame. “This storage shed not only provides secure storage space”...The description quoted above is hardly accurate. Another note: The Patiowell Customer Service is non-existent. They DID NOT respond to multiple phone calls or emails with inquiries on shipment status/packing details. I have to commend Amazon Customer Service for contacting Patiowell on my behalf to ascertain shipping and package details from the company. Needless to say I am very disappointed with the lack of responsiveness on the part of Patiowell, and I am so glad I purchased the shed through Amazon which provided me with timely and effective service.

Bring a friend...
First and foremost, make sure you have a helper. This is definitely not a one man operation. Make sure you follow the instructions very closely. even if you think it doesn't matter, because trust me it will matter later when you have to take everything apart to fix your mess up. the roof panels absolutely need to go in the order that the manual says. the panels are pretty thin so do not put any weight whatsoever on them. they buckle very easily. Have your helper start putting washers on the F1 screws as soon as you start. if not you will waste atleast an hour putting these together. I don't trust the screws and cheap plastic washers for the roof panels so I sprayed each screw with clear flex seal. Hopefully that will keep the rain out. I hope this helps others with your assembly. overall it is a nice little shed. would I buy again? probably not. I think next time I will spend the money and buy a prebuilt.

You get what you pay for
Complaints: - The instructions aren't very clear, and so many of the holes don't line up. Some of the steps completely skip over important details like using pliers to bend pieces. - You have to bend the absolute hell out of the corner panels to match up with the holes on the lower frame. This leaves a pretty big gap in the corners and looks dented to hell. Just drill your own holes. - The top frame lined up perfectly with all the side panels, but the lower frame was a few holes short. There is no way to extend the lower frame to make them fit, you will have a side panel (on both left/right sides) that you will have to bow and bend to barely fit. It will look awful. - We were shorted an important bracer piece that held up the upper frames. (piece labeled B4) There were only 5 in the box and we needed 6. We ended up having to make our own. - Not a single roof panel matched up with any of the holes on the upper frame, we ended up having to drill our own holes to make it work. Single handedly, this is the most frustrating build I have ever done. At the end of the day, I know I paid for a cheap metal shed, which is why I won't give this a 1 star rating. However, the instructions lack important details (line art photos only, no words), and the official installation video also lacks these important details. Expect to have nothing line up 95% of the time, make your own holes, and plan to waterproof foam the hell out of every nook and cranny when you're done. On the bright side, I finally have a shed to put all of my excess crap into.

DO NOT BUY. I am disassembling it and trashing it as I cannot get a refund. The assembly process was a complete pain. The roof leaks in multiple places due to extremely poor quality, and now after one month of it being erected, it’s rusting in multiple critical locations. THIS IS AN ABSOLUTE WASTE.

False advertising
The product has dimensions listed in the title is 10’ x 10’. It’s 9 foot 6 x 11 foot six. The image show right on lawnmowers being able to be inside the the shed. Yet the door opening is only 45 inches wide The average right on lawnmower is 50 inches wide with its protective plastic barrier for the grass ejection so how does that fit inside the shed? Also, this has almost 2000 screws to put together and requires a frame be built for it so that it’s 100% level, nothing in the description that the productions have no written word. It’s just images super hard and complex to try and figure out how to assemble this. Avoid this product unless you feel like spending over a week or $2000 for somebody to come and build this for you, you’re better off buying a shed from a hardware store or a Home Depot and have them do it for you . It took the crew. I hired almost 20 minutes, just to put the frame together because of how to read the instructions.
