You need to cover 21 by 9' So 21 × 9 = 189 Tiles to finish that room you also need finishing edges The best way to do it where the room opens up you start there You start your 1st row of tiles also put the finishing edges that way you know where the room starts and work their way towards the back so all the cuts will be towards the end of the room Good luck and it is extremely easy to install

How well do office chairs roll on the tiles?

Mine are in my garage and I have a creeper and a roll around stool and they'll roll, but it's a chore. Both have wheels that are similar in size to office chair wheels. You may want to look at tiles with circular dots.
