Will this work for an apartment balcony opening 10.2 feet * 4.8 feet?

I think you would need a screen for a single door opening. There are smaller screens out there. However, if the single opening screens are too small, you would have to figure out how to alter this to fit the opening. This garage screen is 16'×7'.

Do you offer warranty? I bought it less than a month and its tearing on the top part.

They have a 1 month warranty, I bought mine 7 weeks ago and it is now tearing. Since I was out of the warranty period all I was offered was a link to purchase a repair kit. I do not recommend.
